<p>As households grow, so do their space requirements. Suddenly a house that seemed adequately sized for two or three may feel tight when more family members arrive. If a home already has enough bedrooms, a family room addition is often a useful addition to increase the amount of square footage in a home and increase the functionality.</p>
<p>Where an addition is placed on a house will vary depending on the layout of the home and actual site conditions. If there is space on the site that allows for a family room addition on the main level of a home, I often look for a location near the kitchen. If there is no space on the site for a ground level addition, we'll either look at a location such as in an unfinished basement, or consider adding onto a second story. One recent trend we are finding is locating a family space adjacent to bedrooms, especially if the space is located adjacent to kid's bedrooms. This family room space often becomes the kid's 'hang out space'.</p>
<p>Often a family room plays many roles, so it's important to design the space to allow for the functions you need. Here are some things to consider:</p>
<p>1. While it's nice to have a separate media room, often the space or funds are not available for this luxury. Consider designing the family room to accommodate movie night by incorporating room darkening black-out shades and the necessary electronic equipment and speakers.</p>
<p>2. If you often need a place for extra guests to sleep, a family room can be converted easily to a sleeping area if you incorporate the right furniture. A queen size sleeper sofa can comfortably sleep two (look for ones with an inflatable mattress topper for additional comfort. Also standard size sheets will fit better since the mattresses are as thick as a conventional ones). If additional sleeping space, or individual beds are desired for activities like kid's sleepovers, then look for furniture such as ottomans and chairs that fold out to single beds. If you have the space, you may also be able to incorporate a day bed. For additional sleeping, look for a day bed with a trundle below (these are also great for kid's bedrooms for a friend who sleeps over).</p>
<p>3. One of the complaints we frequently hear about homes is that the dining room is too small for big family get togethers. But when asked how often people entertain large groups, it is often only once or twice a year. A family room addition can help solve this problem if space is designed in for a large expanding table.</p>
<p>4. A large table is also useful in a family room because inevitably kids will end up doing their homework where the family gathers. A large table is a perfect multipurpose addition to the family room. To save space, it can even be placed with an end against a wall surface, and pulled out when additional seating is needed.</p>
<p>Once you've identified all the necessary functions that the new family room needs to accommodate, you'll want to start designing the details such as fireplaces, the TV location, and furniture layouts. The primary issue with incorporating a fireplace in a family room is that it competes for the same space as the TV. There are many ways to solve this problem, with the obvious one being placing the TV above the fireplace. Be careful with this solution, though, as it can lead to an uncomfortably high viewing angle. Often incorporating a television that is adjacent to the fireplace, or arranging a seating group that is at right angles where one side faces a television and the other side faces a fireplace can solve this problem.</p>
<p>When possible we like to expand the family room addition to the outside by adding French doors or sliding doors. A deck or patio outside a family room can help make a smaller room feel larger.</p>
<p>A well designed family room can serve many purposes if well thought through in the planning stages. This often means thinking ahead and planning the type of furniture, the size and location of the television, and the location of the fireplace. But once you figure out all the pieces of the puzzle, they can be assembled into an artful solution that integrates into the existing house and provides a new space that will serve your family well for many years in the future.</p>

<title>Federal Stimulus Funds to Buy and Fix Up Foreclosed Properties</title>

<description><![CDATA[ State and local governments across the nation are gearing up to spend federal stimulus funds.  The U.S. Department of Housing and Urban Development (HUD) birthed the Neighborhood Stabilization Program (NSP) that provides federal stimulus dollars to assist neighborhoods hardest hit by the home foreclosure crisis.  The NSP falls under the umbrella of the American Recovery and Reinvestment Act (ARRA).<br />
<br />
HUD's intent for the NSP is to provide assistance to more than 500 communities, cities and counties across America in the form of rent relief, for homeless prevention and to assist low-income families to buy homes.  Organizations that are eligible for NSP funding are cities, non-profit agencies and housing authorities.<br />
<br />
St. Lucie and Martin Counties in Florida hope to receive some $7.5 million in stimulus dollars.  The counties recently applied for the funds through the state's Department of Community Affairs.  Both counties intend on buying foreclosed homes, renovating them and selling them to low-income homebuyers.  The other initiative for the funding will be to weatherize neighborhood homes.<br />
<br />
Fresno County, along with the City of Fresno, has received a total of $18 million in NSP funding to address the abundance of local area foreclosed homes.  Officials have already interviewed several developers that will be hired to buy, renovate and sell or rent the homes to low-income families.  <br />
<br />
Blighted areas will benefit the most from the funds.  A byproduct of the dollars will be construction jobs associated with renovating the properties.<br />
<br />
Massachusetts may see some activity soon in many of their local cities and neighborhoods, since the state applied for funds in the total of $54 million.  Boston Community Capital, alone, applied for $50 million in NSP funds in order to broaden the organization's ability to assist the state's residents who are facing foreclosure on their homes.  The group has already committed $4 million in assistance to purchase abandoned property, loan funds to small developers renovating vacant properties and assist struggling homeowners in keeping or buying back their homes.<br />
<br />
Connecticut has thrown their hat into the ring for $45 million in NSP dollars, which will target the state's four most hard hit cities.  The Connecticut Consortium falls under the state's Department of Economic and Community Development (DECD), and will be responsible for allocating the funds to local communities.  Low- to middle-income families will be the primary beneficiaries of the program.<br />
<br />
Chicago received $5.4 million in stimulus funds earlier this year.  The city's goal is to reinvest profits made from selling renovated properties back into other foreclosure properties.  <br />
<br />
Ohio was allocated $45 million NSP dollars to jump start the housing market in blighted neighborhoods.  The intent is to allocate the stimulus money quickly, so that communities will be enabled to attack the growing numbers of abandoned and boarded up homes.<br />
<br />
Kentucky was awarded $44 million, Evanston, Illinois applied for $39.4 million and Virginia received $45 million.  Brad Pitt even entered the fray with his Make It Right Foundation.  If funding is approved, it will benefit New Orleans and a project the group will launch in Newark, NJ.  His organization, as part of a consortium of non-profits, is asking for $65 million.  ]]></description>

<description><![CDATA[ <p>Many house plans are drawn today where the drafter or designer is a long distance away. Most often it's because the process is being handled over the internet. If this be the case and you are having your house remodeled long distance, here are a few things that will get the ball rolling for you.<br /><br />You will need to have the following:<br />a. Tape measure. 25' would be the best choice.<br />b. A pad of grid paper. 8 1/2" x 11" minimum.<br />c. A pencil.<br />d. A Digital Camera.<br /><br />Step #1. They will need to know how the home is laid out. Go to each room of the house and measure the depth and width. Draw the rooms on the grid paper using the grid squares as a guide. If you are using small paper (8 1/2" x 11"), each grid will equal one foot (12"). Show the door openings and windows on the grid paper relative to their position in the room. If you draw in a door, place the width inside the opening. If it's a window, place the width then height (w x h) near the window. Where ever possible, photograph special items in the house that are hard to sketch. You will probably need to sketch the Kitchen and Bathroom in the same manner including the cabinets.<br /><br />Step #2. Go to the exterior of the home and photograph the following views.<br />a. Front<br />b. Front Right Corner<br />c. Right Side<br />d. Right Rear Corner<br />e. Rear Side<br />f. Rear Right Corner<br />g. Left Side<br />h. Left Right Corner<br />i. Photo any special exterior item that is hard to sketch. Try your best to photo as much of the roof as possible.<br /><br />Step #3. If your home is built on a foundation or basement it would be good to know what type of floor system you have. Take pictures of underneath the floor of your floor joists or trusses. Then measure the depth and spacing for me. If your house is on a slab, you can skip this step.<br /><br />Step #4. Many municipalities require a site plan even with a remodeling. If this be the case you will need to get a copy of a surveyors plat or tax map showing the general location of your home on the property. It would be nice to know driveway and sidewalk sizes and locations too. Also the locations of any trees you are wanting to save or remove as a result of the remodeling.<br /><br />Step #5. On a separate sheet of grid paper, sketch out what additions you are wanting to make to the home.<br /><br />Step #6. Send these to the drafter or designer via mail or email and you have begun the process.</p> ]]></description>

One of the major issues facing the stair builder is the unpredictable overall stair height that often occurs with basement stairs. Whether new or existing construction, the basement slab height nearly always seems to vary up or down making pre-built stairs problematic. For this reason basement stairs are usually built to customized heights.<br />
<br />
The normal procedure in the industry is to call out a stair specialist to custom build the stair using 2x12 cut stringers as framing for constructing the stair. This can be a difficult and costly process, requiring a high degree of skill. However, there is an easier solution available that will save you time as well as money. The system consists of self adjusting stair brackets, used to form an "engineered stair". Adjustable stair brackets are a custom tailored approach to stair building that are much faster, easier and stronger than conventional construction. This greatly enhances the strength of the stair and permits the stair to be built using only two stringers. The stringers themselves are full depth unlike cut stringers and are again engineered to carry much greater loads than conventional cut stringers. Only three to four end cuts are required per stringer which eliminates approximately seventy saw cuts when compared to conventional cut stringers for basement stairs.<br />

A wide range of materials such as pine, MDF treads, hardwoods etc. can be used. Adjustable brackets allow for customized rise and tread configurations which can be adjusted to meet all building codes for any interior or exterior application.<br />

<b>This is how it works:</b> Set the brackets on the two 2x6 stringer members using the spacers and pivot screws. Remove spacers and rotate brackets to adjust stair height. Before you begin, determine the material you are going to use, the exact number of steps you need and the stair width.<br />
You will need (2) 2x6's per stringer for each side. Make sure when you purchase your 2x6's make sure that they are straight without any twist. The 2x6's will need to be at least 12" longer than the total length of your stairs. Two stringers are sufficient to span up to 9' in stair width due to the extraordinary strength developed by this engineered system.<br />

For risers you will use 2x8's for riser heights up to 7-1/4" and 2x10's for higher risers. For treads you can use 2x12's, 5/4 pine or MDF, 5/4 hardwood, sturdy floor ripped to size etc.. Time saving tip: when you determine how many steps you will need and your stair width....get all your risers and treads pre-cut to exact lengths when you purchase the materials.<br />

Tools/Materials needed will be: a power drill, saw (skill saw is preferable, but not required, #8 1 1/4" Phillips flat head or star/square drive screws for the stair brackets, #8 2 1/2" deck screws for every 9" of tread and riser connection and EZ Stair Spacers for customized riser and tread measurements.<br />
